You can build a home, buy one through a Realtor, or buy one from a “For Sale by Owner.” No matter where you find your dream home, it makes sense to protect yourself. Buying a home will probably be the largest and most important transaction you ever undertake. It is surprising any Buyer would complete this important transaction without representation, even though it is usually provided at no cost to the Buyer.

A real estate transaction involves complex issues. As an experienced professional in real estate matters, we can provide the representation you need as a Buyer. Here is why the services of a professional are needed.

1. Access to the MLS
Of course you can look at newspaper ads and the Internet, but it is several days after a home is listed before it hits the Internet and often weeks before it shows ups up in newspaper ads. Keep in mind some homes are listed but not placed on the Internet. Realtor.com and MIBOR.com do not contain a complete database of listed homes. Realtors have access to the entire database on the MLS. We can email you homes meeting your specifications daily, as they come on the market. You get to be first in line to view the really hot properties. Well maintained, well properties are often sold within a few days of being listed and the general buying public never even knows they were sale. The vast majority of homes are sold through the MLS. As a Buyer it would not be wise to ignore this source of homes priced.

2.      Help picking the right location   
Being involved in real estate sales every day means we pick up information most consumers do not have or will learn even with extensive research.

We use state of the art technology that provides an amazing array of information. We provide information on recent home sales, school systems, climate, crime statistics, and community demographics for every neighborhood in the United States. If you’re unsure of which neighborhood to move to, this technology, which is constantly updated, can compare the neighborhoods your considering with colorful side by side charts and graphs. Best of all, this information is loaded on a laptop and accessible while you are on the road looking at neighborhoods.

You need someone to provide information that helps protect the investment you are making. For example, do you know:
*Which areas
have homes that are going up (or down) in value?
*Whether the
open land next to your choice of home is about to be developed into apartments or Industrial sites?
*Whether there are
restrictions that prevent you from using your home as you planned (i.e. no barns, no fences, no pools, no home offices...)

other issues that can affect your choice of location and a good real estate professional is indispensable in the wealth of information they can provide that will affect your choice of location and home.

3.      Providing information so you don’t overpay for your home
We provide you with a competitive market analysis (CMA) on the home you want to buy. The CMA compares the home to other homes sold in the area and helps you decide what to offer for the home. If you buy from a For Sale by Owner, it is essential you get some help with pricing. We can help you determine the right price and help with negotiations. Even when you buy from a builder, you need to know you are getting value for your dollars.

4.      Negotiation
We are skilled at negotiating real estate contracts. The major item is price but some of the other contract terms can mean thousands of dollars in savings or costs. Call us before you negotiate because once you sign, you are bound by the terms.

5.      Review of Titlework
We look at the titlework and can help explain items that may significantly affect the use or value of your home; items like set back lines, easements, encroachments and other serious issues. Sometimes we can help make sure those issues are resolved before you buy the home and if the items are not able to be resolved, we can help you analyze whether you should follow through with the purchase. Title insurance helps cover your interests as a Buyer for items like forged documents affecting title, liens not discovered during the title search, and mistakes in the public records, but it does not cover the exceptions and items noted in the titlework provided to you as a Buyer. We not only review the titlework, we provide a special service no other company provides, we obtain expanded coverage under your Title Policy at no extra charge.

6.      Evaluate Financing Options  

We assist you in analyzing various financing options using software that can show you which is the best deal for your situation. Tools such as comparing 15 year to a 30 year mortgage, rent vs. buy, ARM vs. fixed rate, BI-weekly mortgages, hold vs sell and buy analysis, ARM projection, mortgage payment comparisons, purchase alternative, mortgage loan comparisons, refinancing analysis and much more!

7.      State of the Art Technology
With a laptop, mobile color printer, mobile fax and cell phone, we are able to provide everything you need on the road-when you need it. The MLS homes database is downloaded on a laptop so you have access to the entire database while you are out shopping for a home. See a home you like, we can look it up on the spot, show you the MLS listing sheet and if you like call the office and set a time to see the home-all while on the road. See an area you like? We can immediately pull up any homes for sale in that area and show you all the MLS data sheets on each home. See a FSBO home you like? We can call on the spot or if they have an advertised website, we can hook up online and check it out while sitting front of the home. If you find the home you want to buy, we can draft the offer while you are sitting in the home, print it and fax it directly to the selling agent before leaving the home. Most of the time, it is not so critical to take such quick action but if it is a hot property, sometimes speed is essential to ensure your offer gets accepted. If you would like to see school reports, crime statistics on an area you are looking at or want to compare two neighborhoods, we can show you that information right away.

8.      Family Oriented
Bring the children shopping for a home. They won’t get bored. While we travel they can stay occupied playing Nintendo 64, listening to a CD player/radio, or watch a video-all at the same time. (Yes, I have earphones). There is something for each age group.

9.      Closing representation
A closing can involve the execution of as many as 50 documents. It is important to have someone there who understands the documents and the importance of each document. The HUD-1 needs to be reviewed for accuracy, the mortgage and note should reflect your agreement with the lender, and the deed should have proper names and legal descriptions to effectively convey the property. “Marked up” titlework should be provided to the Buyer. Appropriate Corporate resolutions should be provided when the seller is a corporation for a valid transfer of title. These and so many other important issues need to be reviewed at closing. If you do not have the expertise, it is critical you have an experienced Realtor at your side or that you hire a Real Estate Attorney who does have the expertise to represent you at closing.

10.  Keep everything on track so the deal is closed and is closed timely
Almost every deal has some problems. A Professional keeps the deal on track and has the expertise to solve the problems as they arise. Deadlines are tracked and met. Contingencies are met and removed if needed, inspections and replies need to be done timely, disputes resolved and many other issues. It is here, during the process from offer to close, that deals are often lost without a Professional to keep everything on track.

11.  Make sure everyone follows the rules
Some examples include whether the house meets zoning and subdivision ordinances? Is the Mortgage Company providing the services needed timely, are the inspectors timely, was the property appraised timely and a host of other providers sometimes need to be prodded to make sure the closing occurs timely. A Professional is very valuable in the area of new construction to help make sure the home progresses as expected.
